Do I need to be a Portuguese resident to get a mortgage?
No. Portuguese banks lend to non-residents, including U.S. and Canadian citizens, typically at 60–70% loan-to-value. We specialize in this exact profile.
What documents will I need from the U.S. or Canada?
Generally: 2 years of tax returns, 3 months of pay stubs or self-employment income proof, bank statements, ID, and your Portuguese tax number (NIF — we help you get one). We send a tailored checklist after pre-approval.
What rates can I expect as a non-resident?
Variable rates start around 3.9% and fixed rates around 4.2% (subject to ECB Euribor and your profile). Non-resident rates are typically 0.3–0.5% higher than resident rates.
Do I have to fly to Portugal to sign?
Not necessarily. You can grant power of attorney to a Portuguese lawyer (we coordinate this) and sign everything from your home country. Many of our clients close without ever flying for the signature.
How much does your service cost?
